Write custom prompts to fine-tune your agent's behavior

Custom Instructions

Custom instructions let you tell the agent how to behave in specific situations — what to emphasize, what to avoid, and how to handle your market's nuances.

Custom instructions require a Growth or Scale plan.

What Are Custom Instructions?

Custom instructions are a text prompt that gets added to the agent's core behavior. Think of it as a briefing document — you're telling the agent things only you know about your business.

Setting Custom Instructions

In the dashboard sidebar, click Playground.

In the config panel on the left, scroll down to the Custom Prompt section.

Type your instructions in the text area. Be specific and clear.

Use the toggle to enable or disable your custom instructions without deleting them. This is useful for A/B testing different approaches.

Click Save to apply. The changes take effect immediately for new conversations.

What to Include

Good custom instructions focus on things the agent can't infer from your property data alone:

Market context

"We specialise in the Didsbury and Chorlton areas of south Manchester. If a lead mentions 'south of the city' or 'good schools', they usually mean M20/M21 postcodes."

Qualification criteria

"Any lead who is chain-free with a DIP already held and a budget over £400k should be flagged as hot immediately. These are our most actionable buyers."

Promotions and offers

"We have two properties in Sale currently reduced — 14 Chester Road (£249,995) and 8 Park Avenue (£310,000). Mention these if a lead is flexible on exact location."

Things to avoid

"Never recommend properties in [specific area] — we've had quality issues with those buildings. If asked, suggest alternatives in nearby areas."

Handoff rules

"If a lead mentions they're a buy-to-let investor looking for multiple properties, suggest they speak with our investment team who can discuss our portfolio deals."

Examples

You represent a UK residential sales agency covering north London.

Key points:
- Our average sale price is £450,000 — flag any lead with budget over £700k as high priority
- We cover N1, N5, N7, and N19 postcodes — if a lead mentions Islington, Highbury, or
  Finsbury Park, those are our core areas
- Always ask about chain status early — chain-free buyers are highest priority
- If a lead mentions Help to Buy or Shared Ownership, confirm what percentage of equity they
  need — we have three registered properties on the scheme
- Formal English only — no slang or emoji

Tips

Tip

  • Keep instructions under 500 words — the agent works best with clear, concise rules
  • Use bullet points for multiple rules
  • Test in the Playground after every change
  • Start simple and add complexity based on real lead conversations

Disabling Instructions

Toggle the custom prompt to inactive to disable it without losing the text. This reverts the agent to its default behavior. Useful for:

  • Comparing agent performance with and without custom instructions
  • Temporarily reverting during seasonal changes
  • Debugging unexpected agent behavior
